Delivered in partnership with Francis Construction and client SEGRO, the development comprises nine industrial units totalling over 110,000 sq ft—setting a new standard for intelligent, sustainable, and future-focused workspaces.

As the electrical contractor, we led from Stage 3 design through to full delivery, embedding advanced infrastructure that aligns with SEGRO’s long-term vision. Every component—from bespoke main panels with DNO-grade CT chambers to fully integrated smart systems—was chosen for performance, maintainability, and lifecycle efficiency.
 
Technology Meets Sustainability
The site is powered by over 1,000 photovoltaic panels, generating 432.58 kWp of solar energy and offsetting more than 220 tonnes of CO₂ annually. Intelligent lighting systems—both internal and external—react to occupancy and daylight, reducing energy usage by up to 90%. Water-saving technology and automated controls ensure efficient resource use across the board.

Smart metering, powered by Johnson Controls, provides live and historical energy data, giving SEGRO complete oversight of building performance. It’s this level of integration that enables true operational efficiency—not just today, but well into the future.
