Hartopp and Lannoy: The UK’s Largest Passivhaus Social Housing Development


The Hartopp and Lannoy development marks a significant milestone in sustainable housing, setting a new benchmark as the largest Passivhaus social housing project in the UK. Located in the London Borough of Hammersmith and Fulham, the scheme will deliver 134 new low-energy homes, designed to meet the highest standards of comfort, efficiency, and environmental performance.

Setting a New Standard for Sustainable Living
Comprising two residential buildings ranging from five to seven storeys, every home in the development will feature private outdoor space in the form of balconies or terraces. The project has embraced Passivhaus Classic Certification to deliver energy-efficient homes with minimal environmental impact. A zero-carbon approach underpins the design, driving an impressive 86% reduction in carbon emissions across the site compared to traditional builds.
The project, currently at RIBA Stage 5, is progressing well—with structures in place and internal works such as mechanical and electrical installations, screed build-up, and drylining actively underway. This phase is critical for maintaining the thermal integrity and airtightness essential to Passivhaus performance.

The London Borough of Hammersmith and Fulham appointed calfordseaden as Passivhaus Consultants and BPTW as Passivhaus Designers, bringing together experienced teams to ensure the delivery of high-quality, future-proof homes. Together, they have created a model that integrates social value with technical excellence.

Designed for the Future
To address future climate challenges, the buildings have been designed with space allowances for cooling modules on the MVHR (Mechanical Ventilation with Heat Recovery) systems—providing resilience against predicted summer overheating and further reinforcing the development’s forward-thinking design.
