Collaboration in Action: Fortis House Sets a New Standard

Fortis House isn’t just a modular housing scheme – it’s a demonstration of how structured collaboration and shared values can reshape housing delivery. Commissioned by Ashford Borough Council and designed by ZED PODS, this project transformed a flood-prone car park into 23 high-quality, zero-operational-carbon homes for vulnerable households.

Two-Stage Procurement, One Shared Vision
Using a two-stage model – PCSA followed by design and build – allowed for early risk planning and transparent decision-making. This approach secured £1.8 million in funding and enabled delivery 50% faster than traditional methods, with no health and safety incidents.

Supply Chain Built on Trust
Local SMEs were central to delivery. Over 2,000 hours of BIM training empowered 36 partners to work within a shared Common Data Environment, while fair 28-day payment terms ensured strong cash flow and zero disputes.

Social Value, Delivered
Beyond the build, ZED PODS introduced a pioneering social inclusion strategy. Fourteen day-release prisoners gained paid work and NVQs while contributing to construction, resulting in a near 0% reoffending rate and £1.66 million in annual public savings.
