Ronald House: Reimagining Social Housing for the 21st Century
Sutton Housing Society has transformed Ronald House into a flagship example of what social housing can and should be. Originally built in 1969, the building has been comprehensively refurbished and expanded, delivering more homes, better amenities, and improved energy performance – all within the original site footprint.
Maximising Space, Minimising Impact
By making full use of the airspace and existing structure, the team increased housing density by 33% without demolition – preserving embodied carbon and protecting the environment. This clever approach delivered much-needed affordable homes on a constrained urban site, without compromising on quality or community.
Modern Living in a Heritage Shell
The transformation went far beyond aesthetics. A new accessible main entrance, lift tower, and a communal lounge have created a stronger sense of place and community. Inside and out, the 1960s fabric was upgraded – insulated, overclad, and fitted with new windows – resulting in a maintenance-free, energy-efficient building that meets modern standards while respecting its past.
Designed for Community Wellbeing
The project places resident experience at its core. The upgraded communal spaces, user-friendly facilities, and welcoming atmosphere have changed how people feel about their homes. Returning residents are delighted, new residents are proud, and others aspire to join the Ronald House community. Compliments from neighbours and passers-by reflect the project’s wider impact on the surrounding area.
A Model of Compact Urban Renewal
Ronald House proves that thoughtful regeneration of existing assets can deliver beauty, sustainability, and social value in equal measure. It shows what’s possible when a small provider thinks big – with smart planning, resident focus, and a long-term vision.
