Plashet Road: Passivhaus Living in the Heart of Newham
Plashet Road is a pioneering affordable housing development and the first fully Passivhaus Certified scheme in the London Borough of Newham. Delivering 65 high-quality Affordable Rent homes and a new nursery, the project brings long-term sustainability, lower energy bills, and vital social infrastructure to the community.
Passivhaus Certified Performance
Designed by Levitt Bernstein with sustainability engineers Etude, Plashet Road meets the full Passivhaus standard, achieving an impressive air loss rate of less than 1. This ultra-efficient performance ensures minimal heat loss, maximum comfort, and drastically reduced energy consumption – making it a model for future housing developments in Newham and beyond.
Tackling Fuel Poverty through Design
By combining exceptional energy performance with affordability, the development addresses two key community needs: access to housing and cost-of-living pressures. Residents benefit from significantly lower energy bills, helping reduce fuel poverty. The scheme also includes a new nursery, further enhancing its contribution to local wellbeing and social value.
Smart Design on a Challenging Site
Located on a tight urban infill plot, the project overcame complex site constraints, including limited access, suspended resident parking, and proximity to neighbouring buildings. Despite these challenges, the final design offers generous shared spaces, landscaped courtyards, and communal entrances with garden views – delivering a calm, resident-focused environment in a dense urban setting.
