Kingswood Estate: A Landmark Retrofit in South London
Southwark Council’s Kingswood Estate in West Dulwich – home to more than 1,000 residents – has undergone one of the UK’s largest estate-wide retrofit projects. Led by Elkins, the extensive refurbishment programme began in August 2021 and spanned 30 residential blocks, delivering vital repairs and improvements across this post-war development.
Upgrading Homes, Enhancing Safety
Works included external brick and concrete repairs, roof refurbishments, and full window overhauls, all supported by a complex scaffolding programme. Inside, both communal areas and individual homes were modernised – starting with 16 pilot kitchens and bathrooms that set the standard for wider upgrades, including new heating systems, fire-stopping, and Aereco ventilation for healthier living conditions.
Infrastructure That Works for Everyone
Across the estate, shared walkways were repaired and re-asphalted, communal spaces redecorated, and underground drainage renewed. Electrical works delivered safer, more efficient lighting – including emergency systems – while new stop valves and fire risk assessment measures improved building resilience and utility access for residents and service providers alike.
Putting People and the Planet First
Sustainability was central to the programme, with a strong focus on reducing energy consumption and carbon emissions – lowering environmental impact while cutting energy costs for residents. Beyond the works, Elkins invested in the community through social value initiatives: hosting recruitment events, supporting schools, and contributing to local holiday clubs.
Setting a new bar for scale, ambition, and resident-focused delivery, the Kingswood Estate retrofit redefines what’s possible in sustainable public housing renewal.
